Coastal shoreline along Ocean View Boulevard and Point Pinos in Pacific Grove

Monterey Peninsula Community Guide

Pacific Grove, California

Butterfly Town, U.S.A.: walkable coastline, an oceanfront city golf course, and a small-town downtown on the Peninsula's northern tip.

Overview

What daily life feels like in Pacific Grove

Pacific Grove sits on the northern tip of the Monterey Peninsula, where Monterey Bay meets the open Pacific. Founded in 1875 as a seaside retreat, it has kept its small-town, walk-everywhere rhythm ever since. Here, the coast isn’t somewhere you drive to on the weekend — it’s at the end of your street.

1. Public, Walkable Coastline on Two Sides

Because the ocean wraps around the northern tip of the Peninsula, most of Pacific Grove’s shoreline is public, open, and part of everyday life:

  • Ocean View Boulevard & Sunset Drive: Follow the water from Lovers Point past rocky tide pools and ice-plant bluffs out to the boardwalks and dunes at Asilomar State Beach.
  • Point Pinos Lighthouse: First lit on February 1, 1855, Point Pinos is the oldest continuously operating lighthouse on the West Coast, with its original Fresnel lens still in the tower.
  • Butterfly Town, U.S.A.: Every autumn (typically October through February), monarch butterflies cluster in the pines and eucalyptus at the Monarch Grove Sanctuary on Ridge Road, celebrated each October with the town’s historic Butterfly Parade.
  • Hopkins Marine Station: Founded in 1892 next to Lovers Point, Stanford University’s marine laboratory is the oldest marine research station on the Pacific Coast.

2. Oceanfront Municipal Golf with Pebble Beach Pedigree

Owned by the City of Pacific Grove and open to the public, Pacific Grove Golf Links lets local players tee off beside the ocean and Point Pinos Lighthouse and still be back on Lighthouse Avenue for lunch:

  • Two Classic Architects: Chandler Egan laid out the original front nine through the pines in 1932, and Jack Neville — original co-designer of Pebble Beach Golf Links — designed the seaward back nine (opened in 1960) across the coastal dunes.
  • Walkable Community Course: The course welcomes walking players, hosts the annual Pacific Grove City Championship every February, and sits minutes from Spanish Bay, Poppy Hills, and Pebble Beach in neighboring Del Monte Forest. (Check current greens fees and resident rates directly at playpacificgrove.com.)

3. Pacific Grove Unified School District (PGUSD)

Pacific Grove operates its own Basic Aid public school district — Pacific Grove Unified School District (PGUSD) — serving approximately 1,800 TK–12 students across five schools in Pacific Grove and parts of Pebble Beach:

  • Robert Down Elementary (K–5): Serves homes from the north side of Sinex Avenue to the shoreline.
  • Forest Grove Elementary (K–5): Serves homes from the south side of Sinex Avenue through parts of Pebble Beach.
  • Pacific Grove Middle School (6–8), Pacific Grove High School (9–12), and Community High School (9–12).

Because district data and attendance boundaries can change, I encourage buyers to review official state and district data directly at pgusd.org and confirm address-specific school assignment with PGUSD prior to making an offer.

Due Diligence

Good to know in Pacific Grove

Local municipal rules, water district policies, and coastal realities to verify when purchasing or remodeling here.

  • Elementary attendance boundaries in Pacific Grove Unified (PGUSD) are divided along Sinex Avenue (Robert Down Elementary to the north, Forest Grove Elementary to the south and into parts of Pebble Beach); always verify current school assignment directly with PGUSD before writing an offer.
  • Pacific Grove strictly regulates short-term vacation rentals; review current city municipal code rules before purchasing with rental plans.
  • Many older homes fall within Pacific Grove's Historic Resources Inventory, which governs exterior remodel and window replacement permits.
  • Water credits and residential fixture counts are regulated by the Monterey Peninsula Water Management District (MPWMD) and impact bathroom additions and ADUs.

Commute & Access

Getting around

Forest Avenue (Highway 68) runs directly through Pacific Grove up to Highway 1 and Community Hospital of the Monterey Peninsula (CHOMP), while Lighthouse Avenue and Ocean View Boulevard connect straight into New Monterey, Cannery Row, and the Presidio of Monterey.

Why Nobody Is Selling in Monterey, CA (The Real Reason)

Everyone in Monterey seems to be searching for homes, yet very few homeowners put theirs on the market. I break down the two financial reasons behind Monterey County’s historically low inventory: the "golden handcuffs" of low mortgage rates and California’s Prop 13 property tax rules.
