Local Realities

What to know before you buy here

The Monterey Peninsula is an extraordinary place to live, and it comes with regulatory and environmental nuances every buyer should understand up front.

Limited Inventory & Competitive Pricing

Coastal land constraints mean fewer homes come to market at any given time. Well-prepared financing and realistic comparable analysis matter before you write an offer.

Homeowners Insurance & Wildfire Severity Zones

Wooded neighborhoods in Carmel, Pebble Beach, Monterey, Carmel Valley, and Big Sur often require early insurance quotes during your inspection contingency, including California FAIR Plan plus Difference in Conditions (DIC) options.

Water Allocations & Remodel / ADU Rules

On much of the Monterey Peninsula, the Monterey Peninsula Water Management District (MPWMD) tracks residential water fixture units. Adding a bathroom or ADU depends on existing credits or district rules.

Coastal Zone Permits, Historic Rules & Short-Term Rentals

Properties in the Coastal Zone may require Coastal Commission or local coastal program permits for exterior changes, and most Peninsula cities strictly prohibit or cap short-term vacation rentals.

Step by Step

My buying process

A structured six-step process from our first conversation to closing California escrow.

  1. Step 01

    Initial Consultation & Priorities

We talk through your timeline, commute, microclimate preferences (fog belt vs. inland sun), and property must-haves across the 7 Peninsula communities.

  2. Step 02

    Pre-Approval & Financing Strategy

Whether you are using conventional financing, a VA loan, an assumable mortgage, or cash, having full underwriting preparation strengthens your position when inventory is tight.

  3. Step 03

    Focused Property Search

We track active MLSListings inventory and early coming-soon listings where permitted, filtering carefully for zoning, water allocations, and HOA rules.

  4. Step 04

    In-Person or Detailed Video Tours

If you are local, we walk properties together. If you are relocating from out of area, I film candid, unedited walkthroughs covering street noise, orientation, and condition.

  5. Step 05

    Offer Strategy & Negotiation

Using parcel-specific comparables and my ABR® and RENE training, we structure price, contingencies, and escrow timelines to compete clearly.

  6. Step 06

    Escrow, Inspections & Closing

California transactions close through an escrow and title officer rather than a closing attorney. Together we review disclosures, inspections, insurance quotes, and water records through key handoff.

New Construction on the Peninsula

Looking for newer construction?

Because the Monterey Peninsula is largely built out and bounded by protected coast and open space, brand-new construction is limited compared to inland markets — with most recent residential development concentrated in communities within Marina and Seaside. If you are considering a newly built home, having your own buyer representation before visiting a builder’s sales office ensures your contingencies, HOA and Community Facilities District (Mello-Roos) disclosures, and walkthrough inspections are independently reviewed.

Why Nobody Is Selling in Monterey, CA (The Real Reason)

Everyone in Monterey seems to be searching for homes, yet very few homeowners put theirs on the market. I break down the two financial reasons behind Monterey County’s historically low inventory: the "golden handcuffs" of low mortgage rates and California’s Prop 13 property tax rules.
