6 Monterey, CA Neighborhoods Compared: Monterra to Old Town

Even within the city limits of Monterey, daily life, lot sizes, HOA rules, and microclimates change dramatically from one hillside to the next. In the video above, I walk through six Monterey neighborhoods and how each connects to daily essentials like Community Hospital of the Monterey Peninsula (CHOMP), Trader Joe’s, Whole Foods, Del Monte Shopping Center, and the Monterey Regional Airport.

1. Monterra

Tucked along the sunnier Highway 68 corridor between Monterey and Salinas, Monterra is a private, gated community known for custom estates on multi-acre parcels, oak-studded canyons, and warmer inland weather while remaining a short drive from Monterey Regional Airport and Del Monte Shopping Center.

2. Peter’s Gate

Located just south of Downtown Monterey, Peter’s Gate offers established single-family residences on tree-lined streets with convenient access to Munras Avenue, Del Monte Shopping Center, Trader Joe’s, and Highway 1.

3. Skyline Forest

Perched high on the ridge above Monterey, Skyline Forest features mid-century and custom homes framed by towering Monterey pines and panoramic views looking out over Monterey Bay. Its elevation places it right on the edge of Community Hospital of the Monterey Peninsula (CHOMP) and the Presidio of Monterey.

4. Monte Vista

Monte Vista sits on the western slopes of Monterey between Downtown and Skyline Forest, offering a residential hillside feel with quick routes down to Whole Foods at Del Monte Center, Cannery Row, and the Presidio.

5. Old Town Monterey

One of Monterey’s most historic pockets, Old Town Monterey sits steps from historic adobes, Alvarado Street dining, the Tuesday afternoon farmers market, Fisherman’s Wharf, and the Monterey Bay Coastal Recreation Trail.

6. Deer Flats

Located on the sunnier eastern side of Monterey above Aguajito and Highway 1, Deer Flats offers quiet cul-de-sacs, larger lots surrounded by native oaks and pines, and fast access to Highway 1, Highway 68, and Monterey Regional Airport.
